Situated on one of the few pieces of property in the resort community of Gatlinburg, Tennessee to become available since the 1960's, River Road Condominiums is proposed, as it's marketing tagline suggests; as "Far from the ordinary but close to everything else." Instead of using Gatlinburg's tight site, zoning and downtown design guidelines as an obstacle, Studio Four Design embraced the challenge, using these constraints to inform all major design moves; from site layout to unit mix to balcony projections and roof decks.

Currently in the pre-sell/marketing phase, Studio Four Design is working closely with the Owner to present a branded vacation-lifestyle concept and has prepared all presentation materials, emphasizing nearby attractions, Smoky Mountain scenery and anticipated style of ammenities in each unit.


Site

Unique design characteristics of this proposed development include; an on-site pool and workout facility; a 100-ft mountainside waterfall; 216 units in 3 buildings, ranging from studio-type efficiency lockouts at 550sf to 2BR master suites at 1,200sf; gas fireplaces in each unit; master-suite jaccuzzi tubs with views to the outside. Topping off each building's unique mountain aesthetic architecture are covered roof decks at the end of each building. These one-of-a-kind features, complete with fireplaces and open-air views, provide members and guests a community space for parties or just to relax and enjoy the breathtaking views of the majestic Smoky Mountains.
