
Studio Four Design worked to document existing conditions of the building’s two bays which had deteriorated through a decade of neglect. Phase I involved working closely with the TN State Historic Preservation Office to qualify the building as “contributing” to the Market Square Historic District in which it is located. Through detailed photographs, drawings and research, the building was successfully qualified and deemed eligible for Federal tax credits during the renovation.


Renovation highlights include converting the lower bays into leasable commercial space, while the upper two bays were designed to accommodate modern office space. Unique to this project was the owner’s goal to connect the two separate bays. The result was a large central skylight which let natural light deep into the originally dark interior. Currently this area serves as an open reception space for the single tenant but could be efficiently converted into a common lobby for multiple tenants in the future if necessary.
